Making an Insurance Claim
We aim to make the claims process as smooth as possible.
Where Aspect has arranged the buildings insurance through its broker (Alexander Bonhill), you may be able to make a claim under the building's insurance policy if you have suffered damage to the fabric and fixtures of your property as a result of a leak from a neighbouring property, or the failure of a communal system.
Where a claim involves one property causing damage to another, the owner responsible for the source of the damage will be liable for the cost of stopping it and for the applicable policy excess. The costs of repairing any resulting damage to the fabric and fixtures of your property are covered by the insurance.
How to make a claim
- Register your claim with the insurer or loss adjuster as soon as possible. You will need to provide your address, the date of the incident, a description of the damage, and confirmation that the source of the damage has been repaired. Where another property has caused the damage, Aspect can assist in obtaining proof of repair, which the insurer will require.
- Your claim will be acknowledged and you will be provided with a claim reference number. The insurer or loss adjuster will confirm how your claim will be handled and advise whether a Loss Adjuster visit is required.
- Obtain a quote for the remedial works within your property and submit it along with any supporting photographs or documentation. Your claims handler will advise how many quotes are required based on the value of the works.
- Do not begin any remedial works until the costs have been approved by the insurer or loss adjuster. If works are carried out without prior approval, the insurer may decline to make payment.
- Once approved, arrange the works with your chosen contractor.
- Once the works are complete, you or your contractor should submit the invoice directly to the insurer or loss adjuster, who will settle payment directly with the contractor. Costs do not pass through the service charge.
- Policy excess: Where an excess applies, it will be deducted from the contractor's settlement. The outstanding excess amount will be covered by the service charge and recharged to the owner of the property that caused the damage.
Please note: Aspect's role is to direct you to this process at the outset and to handle the excess recharge at the close of the claim where applicable. Your estate manager is not able to log a claim or obtain quotes on your behalf.
This process applies to estates where buildings insurance is part of the service charge and is arranged by Aspect. If the freeholder invoices you directly for the insurance, please contact them to make a claim.
